Other ways to use Text 2 Big Checks!

 

Tracking your advertising:  You can put different text id’s in different forms of advertising that you are doing to track what is working and what is not.  Even if it is the same home that you have listed in each publication, you will be able to track what is working and bringing in buyer calls and what is not.  You can also use different numbers to advertise the same property at the property.  For example, a home on the golf course can have one text id on the front of the house and one on the back so you can see what leads you are getting from golf traffic and what you are getting from street traffic.

 

 

Buyer messages:  Take pictures of your buyers at their new home after the accepted contract, maybe at the time of inspection.  Put the home information and the pictures of they buyer into the database the same way you would a listing and send it off to the buyers.  They can then forward it on to their friends and family without bothering you to open the house for them again and again and as the agent your name is on every message that they forward and send out as their agent who has done this very awesome “extra” for them!

 

FSBO's :  Even if you don’t have your own listings, one of the best way to get  buyers and to procure listings is to ask a for sale by owner if you can take a few pictures of their home and put your text sign in their yard to procure buyers.  Always ask if they will pay you a commission (as you always do when visiting a fsbo, you would be representing the buyer) You will get sign calls from a house that you don’t have listed and when the house doesn’t sell by owner, they will probably call you to list it since you have brought buyers in to see the house!

 

 

Marketing another agents listings to get buyer leads:  When you are part of a brokerage, the listings belong to the brokerage, not just the agent.  Being a part of that brokerage gives you the ability to advertise any of those listings.  Ask the agent if you can put a text sign rider on their listing or (with permission is always nice) advertise it in print media with the text information on it to make the phone start ringing!

 

Marketing yourself: You can put whatever information that you want into the database for the text return.  You can use one of the text id’s to market yourself and put the text id on your website, business cards, car, sign or anywhere that you would want to promote yourself to the public.

 

Open House Ad's:  When doing a scheduled open house, the owners always like to see some advertising other than the open house signs in the street 10 minutes before you get there.  When advertising and open house either on line or in the newspaper classifieds include the text ID so the potential “lookie lou’s”  can take a look at the house before venturing out to the property and wasting gas.  It is all the same to you because if they came right to the house they would probably give you false information on the sign in sheet.  Now you have a way to contact them, they have saved time and gas if they don’t like the house (you are already giving without receiving) and you are contacting interested buyers.  You have the lead without them ever showing up to your open house!  This is a great way to also impress people who are shopping the market before they list their house!

 

 

Links on Website and MLS: Every time that a new property is created in the Text 2 Big Checks database and a text ID attached to it, it is given a web page that can be viewed.  This is a link that can be put into any website including MLS if someone wanted to use the link to direct potential buyers to the listing information and specifications from another web based location.
